Yes, foreign citizens have the right to purchase real estate in Turkey. According to Turkish law, they can purchase residential and commercial properties in various regions of the country.

02. What documents are required to purchase an apartment in Turkey?

Required documents from the buyer:

Property ownership registration is carried out at the Land Registry Office. Buyers can turn to a licensed real estate agency like Azurit Group, which will handle the preparation of all necessary documents, provide translation and notarization, and assist throughout every stage of the transaction.

03. What document certifies ownership of an apartment in Turkey?

The only document that confirms property ownership in Turkey is the TAPU certificate, issued by the Land Registry Office after the transaction is completed and all taxes and fees are paid.

The TAPU contains the owner’s information, property details, and its location.

The authenticity of the document can be verified at the Land Registry Office or through the Web Tapu application developed by the Ministry of Environment and Urban Development.

04. What property taxes must a buyer pay in Turkey?

Title Deed Transfer Tax (Tapu Harcı): 4% of the cadastral value, payable upon registration of the property ownership (current for 2025).

Annual Property Tax (Emlak Vergisi): 0.1%–0.6% of the cadastral value, depending on the property type and region.

05. How long does the property registration process take?

Registration of real estate in Turkey usually takes 10-20 days.

Main steps:
⦁ Obtaining a tax number and opening a bank account is completed within 1 day.
⦁ Funds transfer and document preparation are carried out immediately after opening the account.
⦁ TAPU registration – the title deed is issued by the Land Registry Office approximately 1–2 weeks after submission of all documents.

06. Is it possible to select, purchase, and register real estate remotely?

Yes, it is!
